Neglect becomes
possibility.

We walk into bank-owned shells — stained carpet, stripped fixtures, hollow rooms that echo — and stage them into properties buyers can picture living in.

Room by Room

The Walk-Through.

Every property is a sequence of rooms. Each room is a decision point. We stage the decisions.

01 · Entry

The threshold sets the price.

Buyers decide in the first 8 seconds. A vacant entry — bare walls, hollow echo, institutional-grade nothing — tells every body that walked through a door here gave up. We set a console. We hang a mirror. We make the first impression earn its keep.

02 · Living

Furniture defines square footage.

An empty 18×22 room photographs like a warehouse. The same room with a properly scaled sectional, a layered rug, and practical lighting reads as generous, livable, aspirational. We have never staged a living room that didn't add perceived value. Not once.

03 · Kitchen

Condition codes don't close deals. Kitchens do.

REO condition reports grade kitchens C3 to C6. Buyers grade them by whether they can picture Sunday morning in them. A staged kitchen — cutting board, ceramic canisters, a single plant on the sill — converts the appraiser's notation into a buyer's daydream.

ROI vs. cost of staging

Staged primary bedroom with linen duvet, layered pillows, and warm bedside lighting in a staged foreclosure

04 · Primary Bedroom

The room that closes the offer.

Loss mitigation officers track carrying cost per diem. The primary bedroom is where that carrying cost either ends or compounds. A bed properly made — linen duvet, layered pillows, a nightstand with a single book — is worth approximately $4,200 in list-price recovery per our 2024 portfolio data.

How It Works

Three phases.
One invoice.

Asset managers don't have time for vendors who require hand-holding. Our process is designed around your portfolio workflow — not the other way around.

Turnkey advisor walking through a vacant foreclosure property conducting on-site staging assessment
01

Assess

On-site diagnostic. Not a phone call.

A Turnkey advisor walks the property before a single piece of furniture is ordered. We photograph every room, note condition codes, map traffic flow, and identify the three rooms that will win or lose the listing. You receive a written Staging Priority Report within 24 hours.

Typical turnaround: 24 hrs

02

Stage

Two-day install. Furniture, art, soft goods — all of it.

Our crew arrives with a full truck. We don't rent piecemeal from a catalogue; we curate for the property's price point, neighborhood comp set, and target buyer profile. Every room is photographed at completion with professional lighting.

Install window: 48 hrs

03

Close

We stay in until the contract is signed.

Staging stays in the property for 90 days — or until closing, whichever comes first. If your listing needs a price adjustment or a re-photo, we return. Your days-on-market clock is our accountability metric too.

From the Portfolio Managers

The numbers don't lie.
Neither do our clients.

148 → 41 DOM
"We had 23 units sitting in our Michigan REO book — average DOM was 148 days. After Turnkey staged the first 8, the average dropped to 41. I've since given them our entire portfolio."

"The crew understands the REO context — they're not staging for a luxury listing, they're staging for a distressed asset that needs to move. The distinction matters enormously at scale."
